Energy Efficiency

Using
energy more efficiently is the fastest and most cost effective way
of cutting carbon dioxide emissions.
It can also improve productivity and
contribute to the security of our energy supplies by reducing our
reliance on imported energy and ensuring we make maximum use of our
own and global energy resources. Improving the energy efficiency of
homes can also reduce energy bills and help ensure that the most
vulnerable members of society can afford to heat their homes.
The Law
Anyone selling a property in England and Wales
must provide potential buyers with a Home Information Pack (HIP).
Every Pack will include an Energy Performance Certificate (EPC).
Packs will also include information such as searches and other
legal documents. A Home Condition Report (HCR) can also be included
in the Packs on a voluntary basis. The Home User Guide, which
states a home’s energy efficiency performance rating, is provided
in addition to the HIP. It is calculated using the UK Standard
Assessment Procedure (SAP) for dwellings which gives an energy
efficiency rating based on fuel costs and an environmental impact
rating based on carbon dioxide (CO2) emissions.
